Median house sales prices have continued to increase in all markets: 3 counties - Santa Clara, San Mateo & Sonoma - hit new price highs; most of the others saw their highest prices since mid-2022, but are still well down from spring 2022 peaks. It is not usual for median sales prices to hit their peak for the calendar year in Q2. Most markets have seen significant jumps in listing and sales numbers in the first 5 months of 2024 over 2023, but luxury home sales increases have generally dramatically outpaced the overall market (which has been a factor in median price increases). Most markets typically slow down markedly over the summer - especially in July and August - though that is not always the case in large second-home markets like the Wine Country.

 

And... it's nice to see the downward trend in interest rates:

 

 

 

 

It sure has been a fabulous time celebrating graduation. It is bittersweet for sure. But, it was also a lot of fun planning a grad party for Olivia and her good friend Dakota. We could not be more happy for Olivia and what lies ahead! Congrats to all of you who have graduated too!!
